Position Sr. Manager / AGM – Liaison & Approvals (Real Estate)

Job Location: Delhi NCR (Base: Delhi)
Job Type: Full-Time | Permanent
Reporting to: Head Projects / COO / CEO – Real Estate / Promoters / Directors
Experience Required: 10–18 years (Minimum 3 years in NCR-based real estate liaison)
Projects:

  • Immediate:
    • 50,000 sq. ft. Commercial Building in Gurgaon
    • 70,000 sq. ft. Commercial Building in Noida
  • Future: Flagship Building Development in Delhi

About the Company:

Svran Group is a key player in the pharmaceutical and education sectors, now diversifying into real estate with a massive portfolio of 35 million sq. ft. across cities like Mumbai, Delhi, Gurgaon, Noida, Chennai and Kolkata.

Role Summary:

We are hiring a seasoned professional to lead all external approvals, statutory clearances, and liaison activities for our high-end commercial real estate projects across Delhi NCR. The individual will act as the single point of contact for government and quasi-government bodies involved in the real estate development cycle from land acquisition and zoning to final occupancy and NOCs.

This role will require deep familiarity with the regulatory environment, key contacts in authorities, and proven experience securing permissions in Gurgaon (DTCP), Noida (GNIDA), and Delhi (DDA, MCD, MoEF, etc.).

Key Responsibilities:

1. Authority Approvals & Statutory Clearances

  • Lead end-to-end approval process for all projects from applicable authorities:
  • Gurgaon: DTCP, Fire Dept, Labour Dept, Pollution Board, Water/Electricity Dept.
  • Noida: GNIDA, UPRERA, Fire, Jal Board, Electricity, Labour Dept.
  • South Delhi: DDA, MCD, MoEF, Airport Authority, Fire, DUAC, etc.
  • Track and manage timelines for each approval stage; avoid delays to construction.
  • Liaise for site plan sanction, building plan approval, environmental clearance, height NOC, fire NOC, occupancy/completion certificates.

2. Documentation & Submission Management

  • Ensure accuracy, completeness, and formatting of all technical submissions.
  • Coordinate with design and project teams for drawings, reports, and certifications.
  • Monitor file movements, revert to queries, and expedite approvals tactfully.
  • Maintain trackers for all NOCs, consents, and approvals across projects.

3. External Stakeholder & Government Liaison

  • Build and maintain strong relationships with key officers across departments.
  • Represent company in meetings, hearings, and inspections.
  • Navigate escalations, objections, and inspection observations effectively.
  • Anticipate policy shifts or procedural changes impacting approvals.

4. Legal & Compliance Support

  • Build and maintain strong relationships with key officers across departments.
  • Represent company in meetings, hearings, and inspections.
  • Navigate escalations, objections, and inspection observations effectively.
  • Anticipate policy shifts or procedural changes impacting approvals.

5. Interdepartmental Coordination

  • Design Team to ensure drawings meet authority requirements.
  • Projects Team to plan permissions in sync with construction milestones.
  • Contracts Team to incorporate compliance clauses in contractor agreements.

Required Qualifications:

  • Graduate / Post graduate
  • Graduate/Postgraduate in Law, Urban Planning, Architecture, or Civil Engineering preferred.

Key Skills & Competencies:

  • Excellent written and verbal communication in English and Hindi
  • Knowledge of approval processes and documentation standards
  • Networking with government officials and regulatory consultants
  • Problem-solving, negotiation, and stakeholder management skills
  • Deadline-oriented with attention to detail and integrity

Compensation Structure (CTC):

  • Base CTC: (Depending on candidate experience, portfolio quality, and prior leadership in similar scale projects)
  • Additional Benefits:
    • Site travel allowance (excluding base location)
    • Mobile reimbursement / work tools
    • Medical insurance

Preferred Experience:

  • 10–18 years of liaison experience in the NCR real estate development ecosystem.
  • Proven track record of securing multiple approvals for commercial, institutional, or mixed.
  • Strong relationships in DTCP, GNIDA, DDA, MCD, Fire Dept, Pollution Board, and others.

Work culture is almost everyone is a contractual Labor in the Org, nothing for emloyees as a benefit, no convyeance or leave policy as certain.

Politics and even everyone is invilved in it. No Training/Job Security for anyone you will be chucked out if you bring the right issue. Career growth is for the people who can do buttering and lickers, Appraisal is fixed between 2-7%. Awesome worklife balance.
