Role Overview:
We are seeking a high-performing and experienced Project Sales Head (General Manager) to lead our Luxury and Launch Sales vertical in Chennai. The ideal candidate will have deep expertise in handling large-ticket-size real estate transactions (- 2.5 Cr and above), with strong leadership skills to manage and scale a sales team of 20-25 professionals.
Key Responsibilities:
- Drive the overall sales strategy for premium and luxury residential projects.
- Lead and mentor a high-performing sales team focused on launch sales and high-value inventory.
- Build and manage channel partner networks and direct sales pipelines.
- Present purchase offers to property sellers, ensuring clear communication of sales terms and facilitating negotiations to achieve favourable outcomes.
- Drive customer engagement, relationship management, and closure of high-value deals.
- Monitor sales performance metrics, forecasts, and market insights to refine sales approaches.
- Coordinate closely with marketing, CRM, and product teams to ensure alignment in go-to-market strategy.
- Analyse customer feedback, competitor offerings, and market trends to enhance product positioning.
- Ensure achievement of monthly/quarterly/annual sales targets and profitability.
- Conduct comparative market analysis to assess property values, analyzing recent sales data and market trends to determine competitive market prices.
- Develop and implement strategic initiatives to drive sales growth, enhance market presence, and achieve business objectives.
- Lead and mentor the sales team, providing guidance, support, and training to optimize performance and foster a culture of excellence.
- Build and maintain strong relationships with clients, developers, and other stakeholders, representing the organization professionally and ethically.
- Stay updated on industry developments, competitor activities, and market dynamics, leveraging insights to inform strategic decision-making and drive innovation.
Candidate Profile:
- 12-20 years of proven sales experience in the real estate industry, especially in the luxury or high-end residential segment.
- Experience managing a team of 20+ sales professionals.
- Must have successfully handled a minimum ticket size of - 2.5 crore per unit.
- Strong understanding of real estate sales cycles, especially launch phases.
- Excellent communication, negotiation, and leadership skills.
