Role Summary:
This role is responsible for identifying, evaluating, and executing industrial and warehousing transactions - from origination through to closing - while strengthening relationships with key stakeholders and mitigating risks to maximize portfolio value.
Education : CA or MBA in finance is a must
1. Deal Origination and Market Intelligence:
- Identify and pursue high-potential land and ready industrial/warehousing opportunities in line with the fund's investment criteria.
- Develop and maintain a strong network of industry players - including landowners, brokers, IPCs, and investment bankers - to generate a robust pipeline of opportunities.
2. Investment Evaluation and Due Diligence:
- Lead financial, legal, and technical due diligence to assess the viability and risks of prospective transactions.
- Monitor and review ongoing greenfield, ready, and build-to-suit projects against underwriting assumptions to safeguard projected returns.
3. Deal Structuring and Closing:
- Engage directly with sellers, joint venture partners, and stakeholders to negotiate principal terms and structure transactions.
- Prepare IC memorandums and deal documents to facilitate internal approval and closing.
- Liaise with external counsel and financial advisors to resolve legal, financial, and operational issues promptly.
4. Stakeholder Relationship and Process Management:
- Foster strong relationships with key internal stakeholders - legal, compliance, leasing, project management, and finance - to enable smooth transaction execution.
- Coordinate the deal process from origination through closing, ensuring timelines, conditions, and responsibilities are clearly defined and well-managed.
