Role Overview:
The DGM - Plotting will be responsible for spearheading real estate investment and business development initiatives specific to plotted development projects in the assigned region. This leadership role involves independently sourcing, evaluating, and executing land acquisition opportunities aligned with the company's plotting strategy. The ideal candidate will bring a strong blend of financial acumen, deal-making capability, and stakeholder management expertise to drive high-value transactions and strategic partnerships.
Key Responsibilities:
1. Land Sourcing & Opportunity Identification
- Proactively identify plotted development opportunities through a wide network of IPCs, brokers, land aggregators, financial institutions, and other stakeholders.
- Engage directly with landowners to evaluate potential deals and assess alignment with organizational strategy.
- Conduct detailed site visits and micro-market analyses to understand local dynamics, demand drivers, and project viability.
- Shortlist, filter, and recommend land parcels based on technical, financial, and legal feasibility.
2. Financial Feasibility & Modelling
- Lead preparation of detailed financial models to assess deal viability, IRR, NPV, payback period, and ROI.
- Coordinate with internal teams (Sales, Design, Finance) to ensure realistic assumptions on pricing, sales velocity, costing, and phasing.
- Evaluate multiple deal structures (outright purchase, JV, JDA) based on financial returns and strategic fit.
3. Deal Structuring & Negotiation
- Structure and negotiate commercial terms with landowners or JV partners to maximize value for the organization.
- Draft and review term sheets, NDAs, MoUs, and other preliminary agreements in coordination with the Legal team.
- Drive alignment with internal stakeholders and obtain necessary approvals from HO, Regional Heads, and Investment Committees.
4. Due Diligence & Compliance
- Oversee end-to-end due diligence processes including title verification, zoning and planning regulations, encumbrance checks, and environmental clearances.
- Liaise with legal, liaison, and external consultants to ensure thorough risk assessment and compliance with regulatory frameworks.
- Validate alignment of plotting layouts with regional development authority norms and DCR.
5. Relationship Management
- Build and maintain long-term relationships with JV partners, landowners, and key market intermediaries.
- Ensure seamless partner communication throughout the project lifecycle and resolve any issues that arise during execution.
- Represent the company with professionalism and integrity in all external dealings.
Who are we looking for?
Qualifications:
- MBA from a reputed institution or a qualified Chartered Accountant (CA).
Experience:
- Minimum 10+ years of relevant experience in land acquisition, real estate investment, and business development with a focus on plotted development.
- Strong exposure to deal evaluation, financial modelling, and end-to-end transaction execution in the real estate sector.
