Project & Maintenance Head - Greenfield Projects (15-20 yrs)

Reporting to: Managing Director

Location: Manufacturing Site (Kolkata)

Preferred Industry Background: Garment, FMCG, Building Materials, Pharma, Chemicals, Engineering - with experience in Greenfield Projects

Experience: 15+ years

Qualification: B.E./B.Tech in Civil Engineering, with strong understanding of MEPF systems

Key Responsibilities:

- Greenfield Project Leadership: Lead end-to-end execution of greenfield manufacturing plant setup - from design, development, and statutory approvals to commissioning and handover.

- Civil & MEPF Oversight: Oversee all civil, structural, mechanical, electrical, plumbing, and fire (MEPF) works in coordination with architects, consultants, and contractors.

- Cross-functional Collaboration: Work closely with Supply Chain, Infrastructure, and Materials teams to ensure smooth project execution and alignment with operational needs.

- Workforce Management: Manage on-site workforce including contractors, supervisors, and third-party vendors to ensure adherence to timelines, quality, and safety standards.

- Budget & Timeline Management: Drive strict control over budgets and timelines while maintaining construction quality and safety compliance.

- Vendor & Contractor Coordination: Lead negotiations, onboarding, and supervision of contractors and service providers for various phases of construction and maintenance.

- Preventive & Breakdown Maintenance: Establish a robust maintenance strategy post project execution, ensuring equipment uptime and facility integrity.

- Compliance & Sustainability: Ensure compliance with local statutory norms, environmental guidelines, and sustainability practices.

- Documentation & Reporting: Maintain updated project documentation, status reports, and MIS for leadership review.

Key Qualifications:

- 15+ years of experience in project execution and plant maintenance, including hands-on experience in managing greenfield factory/industrial setups.

- Strong knowledge of civil construction methodologies, MEPF systems, utilities, and infrastructure development.

- Proven ability to work across functions and with external agencies to drive project outcomes.

- Experienced in managing project budgets, BOQs, tendering processes, and vendor selection.

- High attention to project safety, quality, and regulatory compliance.

- Strong leadership, problem-solving, and communication skills.
