CapitaLand India Trust Overview: CapitaLand India Trust (CLINT) was listed on the Singapore Exchange Securities Trading Limited (SGX-ST) in August 2007 as the first Indian property trust in Asia. Its principal objective is to own income-producing real estate used primarily as business space in India. CLINT may also develop and acquire land or uncompleted developments primarily to be used as business space, with the objective of holding the properties upon completion. As at 31 December 2021, CLINT's asset under management stands at S$2.4 billion.
CLINT's portfolio includes seven world-class IT business parks, one logistics park and one data centre development in India, with total completed floor area of 15.0 million square feet spread across Bangalore, Chennai, Hyderabad, Pune and Mumbai. CLINT is focused on capitalising on the fast-growing IT industry and logistics/industrial asset classes in India, as well as proactively diversifying into other new economy asset class such as data centres.
CLINT is structured as a business trust, offering stable income distributions similar to a real estate investment trust. CLINT focuses on enhancing shareholder value by actively managing existing properties, developing vacant land in its portfolio, and acquiring new properties. Responsibilities:
- Drive the investments portfolio for CapitaLand India Trust, an SGX listed REIT and part of the CapitaLand group
- Assist in analyzing, structuring, negotiating, recommending and when approved, closing new deals including working on due diligence and legal documentation.
- Support senior colleagues in undertaking annual asset planning and manage assets within assigned portfolio in accordance to business plans
- Monitor asset performance against market and ensure that asset performance targets and target returns are achieved
- Carry out asset management activities of properties, including tracking performance on a monthly basis with budget and underwriting, periodical reporting to management, assisting in identifying potential issues and in their resolution pertaining to the properties.
- Assist the team in analysing performance of the existing portfolio and reporting to management on a regular basis
Requirements:
- Post Graduate Degree in Real Estate, Finance, Economics, Business or a similar discipline.
- At least 1 - 8 years' relevant work experience in investments and/or asset management
- Proficiency in financial modelling
- Previous experience of Capital Markets would be very useful
- Exposure to the RE market in India is preferred, but not mandatory
- Team player with good analytical, communication and interpersonal skills
