Role & responsibilities

1. To co-ordinate all MEP related activities at project sites and day to day operation of RCP.

2. To guide and advise on all electrical /mechanical equipment such as HT, LT substation, DG, UPS Elevators, EPBX, Home automation system, CCTV, Fire Alarm VRF, A.C., Split A.C. window A.C. etc. as per our drawing and consultants advise at Constriction & commission stage

3. To give guidance to contractors and subordinates and make sure work quality is as per our requirement. (those who are posted permanently at site and others to take site visit as and when required)

4. To make sure proper design co-ordination is achieved before commencement of work.(collect GFC drawing before starting work).

5. To ensure that contractors prepare shop drawing and obtain approval from MEP/ Project Manager/ Architect before executing the job.

6. To refer to the tender specs for A.C., plumbing, fire fighting, filtration system, hydro pneumatic system etc & follow up with contractor

7. To ensure checking of the electrical/mechanical, plumbing drawing, specs, brands quality. Earthling, lighting arresters etc and give guidelines to contractors site engineers and Supervisors from time to time

8. To be responsible for Installation and commissioning of central A.C. Plant, AHU, FCU, Chill water, condenser piping, Cooling tower and piping insulation.

9. To commission fire fighting system, sprinkler, fire pumps etc as per the drawings.

10. To be responsible for commissioning the total water supply, drainage, hydro pneumatic system and STP.

11. To prepare the variation sheet and to issue the variation work order from time to time in coordination with contractors.

12. To inculcate the best industry practice across MEP.

13. To supervise the workmanship of work carried out, highlight conflict areas and resolve the issue in consultation with Site Team.

14. To conserve Energy on priority for all Raheja properties on day to day basis and follow up with FM and maintain consumption level chart etc.

15. Ensure the preparation, review, and verification of Bill of Quantities (BOQ) for all MEP works. This includes detailed measurement and cost estimation, ensuring that all work is executed according to the specified BOQ, and verifying that the materials and quantities align with project requirements. To Certify Work executed Quantities & To Conduct Random checks to certify quality of material.

16. To check the RA bill, final bill quality and quantity inspection site measurement as per the tender.

17. To ensure rechecking of the final shop drawing prepared by contractors along with operation manual and handing over to FM department.

18. To give support to FM department for work related to MEP as and when required.

VALUE ADDITION

19. To carry out tasks apart from routine MEP that add value in the growth of the Company

20. To carry out solution based discussions with team consisting of Project managers, managers from other departments to arrive at value based MEP systems

21. To carry out any other tasks as assigned by the management from time to time.

22. To prepare and submit monthly progress report as per the project (MIS) to Management.

Preferred candidate profile

Qualification & Experience

B.E (Elect. or Mech.)

With 10-16 years or relevant experience in Multistoried Building & IT / ITeS / Commercial Projects

Exp in implementing electrical / mechanical fitments/ procedures and establishing schedules for on-site activities and performing inspection functions in Construction field of hotel, high-rise buildings. reading of the drawing of all respective field of MEP and performing inspection functions.

Knowledge & Skills

1. Knowledge of Electrical, HVAC, Plumbing, Firefighting, STP, LV System, HT / LT, Switchgear , Commissioning of the center A/C plant, pumps cooling tower, AHU, Exhaust system piping, plumbing drainage, fire fighting & hydro pneumatic systems, filtration, etc

2. Checking of methodology statement related to specification

3. Monitoring activities relating to electrical / mechanical, piping and workmanship in consultation with site-in- charge, clients & consultants.

4. Demonstrate expertise in electrical /mechanical materials, methods, equipment, estimating, etc

5. Checking of methodology statement related to specification.

6. Good interpersonal skills, Expertise in Project management. Good rapport with contactor project team.

7. Computer Savvy (AutoCad, MS Office)
