Legal Manager - Land & Litigation - Real Estate (7-13 yrs)

Job Title: Legal Manager - Land & Litigation

Location: Bangalore

Employment Type: Full-Time

Key Responsibilities:

1. Litigation Management:

- Handle civil and regulatory litigation related to land and property.

- Represent the company in courts, tribunals, and before government authorities, directly or via external counsel.

- Draft and review legal documents, including notices, plaints, written statements, affidavits, petitions, appeals, and other pleadings.

- Attend court hearings, land tribunal sessions, and coordinate with advocates for legal proceedings.

2. Legal Risk Assessment:

- Identify and evaluate litigation risks in land acquisition and property development projects.

- Provide legal advice and opinions on potential disputes and ongoing cases.

- Recommend legal risk mitigation strategies.

3. Documentation & Due Diligence:

- Conduct thorough verification and vetting of land-related documents to ensure clear titles and ownership.

- Coordinate with legal consultants for title search reports, 7/12 extracts, RTCs, encumbrance certificates, and related documentation.

4. Coordination:

- Liaise with government authorities such as Tehsildar, Sub-Registrar, and Town Planning Offices, as well as external legal firms.

- Collaborate with internal teams including Land Acquisition, Business Development, and Compliance to resolve legal matters.

5. Compliance & Record Maintenance:

- Ensure compliance with local land laws, RERA regulations, and other relevant real estate laws.

- Maintain comprehensive records of all ongoing and closed litigation cases.

- Manage a litigation tracker and provide periodic updates and reports to the senior management.

Key Skills & Competencies:

- Strong knowledge of land laws (Transfer of Property Act, Registration Act, Land Acquisition Laws, etc.)

- Excellent drafting, negotiation, and legal analysis skills.

- Capability to handle multiple litigation cases independently.

- Sharp attention to detail with strong analytical abilities.

- Effective interpersonal and coordination skills.

Preferred Background:

- Prior experience with real estate developers, land aggregators, or law firms specializing in real estate and property litigation.

- Familiarity with local/regional land laws in the applicable operating geography.
