Summary:

We are seeking a highly motivated and experienced professional (10 - 12 years) to join our team in managing captive land acquisitions for Data Centers through private parties as well as State Governments, office acquisitions on lease, asset management, property divestments and other related real estate tasks pan India. The successful candidate will play a critical role in our organization's real estate portfolio management and expansion. Responsibilities:

1. Land Acquisition Strategy: Develop and implement strategic plans for Land Acquisitions for upcoming Data Centers & Mobile Switching Centers PAN India in line with the Business Expansion Plans. Coordinate property inspections & site visits, and related tasks to assess the suitability of potential properties.

2. Networking & Lead Generation:

- Build and maintain relationships with real estate consultants, International Property Consultancies, channel partners, landowners, statutory consultants and relevant internal and external stakeholders.

- Collaborate & coordinate with state Government Authorities at various levels to acquire lands and facilitate regulatory compliances across the country.

3. Deal Negotiation & Closure: Lead Negotiations with the landowners, developers, channel partners to secure favorable land deals that align with the company's strategic and business objectives.

4. Due Diligence: Manage Technical & Title due diligence activities such as title verification, regulatory compliance and risk assessment.

5. Risk Management: Identify potential risks in Land acquisition and development projects and implement strategies to mitigate these risks.

6. Office Space Acquisitions: Evaluate and identify potential properties for captive office space acquisitions pan India, executing lease agreements, renewals etc.

7. Market Research: Research and analyze market trends, property values, and investment opportunities to support decision-making processes.

8. Stakeholder Management: Maintain and nurture relationships with key stakeholders, ensuring strong communication and collaboration throughout the land acquisition process.

Qualifications:

- Bachelor's degree preferably in engineering. An MBA degree is a plus.

- Proven experience in land acquisitions, lease negotiations, and divestments.

- Strong knowledge of real estate market trends, valuation, and legal regulations.

- Excellent negotiation and communication skills.

- Proficiency in financial analysis.

- Ability to work independently and as part of a team.

- Strong problem-solving and decision-making abilities.

- Attention to detail and strong organizational skills.
